We were instructed by Hill Dickinson LLP on a probate matter; we were to assist the estate agents Bradshaw Farnham & Lea in selling a property, our aim to provide a quality clearance and maintenance service quickly and to a high standard in order to get the best selling price for the Estate.
Having provided feedback to the Solicitors and family members on the state of the property, we were instructed to clear the entire property as well as to undertake a significant garden clearance at both the front and rear of the property. The rear garden was so over grown neither we or the estate agents were even sure how large the area was.
The clearance of the property was performed as expeditiously as possible in order for the sale of the property to proceed. The front and rear gardens were cut back and tidied to a high standard as the pictures show, and what was revealed was a lovely south facing garden at the rear of the property, a real selling point!
The agents listed the property on behalf of the Estate and a quick sale was reached. This was fantastic news for the agents and the solicitors acting for the Estate, particularly when the property actually sold for higher than the asking price! Very unusual, but arguably wouldn’t have occurred if for example the gardens were still messy and overgrown, particularly the rear garden which was hidden away!
This goes to show what a good clearance and maintenance service can do for potential sales and can allow Estates to pass as quickly as possible through the probate process.
